Staging your House

Keep in mind, when people are looking at your house, they are looking at it as though their belongings are in that space.  Would this be a place they can see themselves living? Some decor can enhance a room, but keep things minimal.

General Information:

  • Make sure we have the complete address and any directions that might be helpful. Sometimes GPS applications are incorrect, or will lead us down a bad road. If there are any hints on getting to the property with the least amount of problems it is greatly appreciated.
  • Access Information such as gate code, alarm code, and keys.
  • Homeowner approval: Please make sure the owner is aware of the shoot time and gives approval. Homeowners and Realtors can be present during the shoot if they choose. Shoot times are generally around 2 hours for a standard shoot.
  • Pets should be placed in a safe location or owner should be present to take care of them during shoot time. We are pet friendly and love animals, but they cannot be in the pictures unfortunately.

Interior:

  • Home should be thoroughly cleaned by a cleaning crew or homeowner.
  • De-clutter all counter tops, kitchen, bathroom, office, etc.  People are looking at the countertops, not the toaster. (kitchens sell houses!)
  • Remove all soap and shampoo bottles and other bottled products from the shower and stow them hidden away. Remove all products from all sinks and move things like dish drainers. A few decorative soap containers are acceptable.
  • Beds should be neatly made.
  • If windows are dirty the images will show it.
  • Remove personal items and family photos
  • Pictures look best if the light fixtures are on. Please try to make sure all bulbs are in working order in all the fixtures.
  • Put all trashcans in the garage.

Exterior:

  • Yard should be cleaned of debris and plants trimmed before the shoot day.
  • Hoses and pool toys should be put away or cleaned up nicely.
  • Trashcans should be placed in the garage or hidden from view.
  • Cars/trucks/campers/boats should be parked across the street or out of view. 
  • If there is a pool or hot tub, please make sure it is clean and remove any auto pool sweeper.
